Residential Addition Plans
Adding square footage to a home requires more than just vision—it demands structural precision. Our residential addition plans support everything from single-room extensions to full second-story builds, using concrete, wood, or hybrid building material systems. We account for load transfer, foundation compatibility, and local zoning regulations to make sure your addition meets safety standards without stalling construction timelines. These plans are ideal for developers building affordable housing, home builders scaling a property, or owners expanding into growing communities.
Our engineering also supports additions that align with long-term urban planning goals and sustainability standards. Custom home builders and construction companies rely on our plans to ensure seamless transitions between existing structures and new layouts.
Load-Bearing Wall Removal Plans
Removing a structural wall can completely change the flow of a home—but only if it’s done right. We create engineered plans that allow carpentry crews to open up interiors without compromising load paths or roof stability. Homeowners looking to modernize their layout, remodelers planning open-concept kitchens, or real estate professionals prepping homes for market all benefit from this service.
By analyzing roof loads and wall framing, we prevent common construction errors that lead to code violations or delays. Our plans reflect current standards set by local authorities and organizations like the National Association of Home Builders.
Deck Engineering Plans
Decks extend your living space outdoors, but they also demand careful structural design. We provide engineered plans for decks that detail footing depth, wood or concrete framing specs, railing requirements, and load capacity. These are essential for custom homes, hillside builds, or condominiums adding shared outdoor space.
Each design is created with sustainability and function in mind, ensuring durability while minimizing waste. We also coordinate with plumbers and electricians to account for system runs beneath the deck—preventing costly revisions later in construction.
Egress Window Plans
Basement conversions often require egress windows to comply with fire codes and health standards. Our plans ensure that structural openings support both safety and comfort, without compromising foundation stability. Contractors, apartment owners, and home renovation teams trust us to provide solutions that pass inspection and stay within budget.
By working closely with trades like plumbing and electricity, we make sure structural modifications don’t interfere with critical systems. These plans are particularly useful for real estate investors preparing properties for rental or resale.
Egress Door Plans
Adding a basement exit or side entry door involves more than cutting into concrete—it takes engineered planning. We design structural changes that keep your foundation intact and ensure door framing meets code. These plans help speed up permit approvals while reducing structural risk, especially during complex renovations.
Homeowners finishing a basement suite, landlords upgrading apartments, and builders working on custom layouts all benefit from our efficient egress door designs. We also consider bath placement, stairwells, and load paths to ensure smooth integration.
Retaining Wall Plans
Retaining walls protect your home and yard from erosion, runoff, and uneven grading. Our structural plans address slope stability, soil load, drainage flow, and local zoning rules. Every design blends performance with aesthetics, making it a fit for both suburban homes and high-density residential construction.
From single-lot landscapes to large multi-family developments, our retaining walls are engineered to last. These plans are especially valuable in communities transitioning from commercial construction to residential living, where land use, economics, and sustainability all intersect.

Frequently Asked Questions About Residential Structural Design
1. Do I need a structural engineer for home construction or remodeling projects?
Yes. Structural engineers make sure your plans meet local building codes, zoning rules, and safety standards. If you’re planning a remodel, removing walls, or expanding a space like a bath or kitchen, our expertise ensures the work is done right. We work alongside contractors, electricians, and plumbers to keep your construction project safe and on track.
2. How do structural plans support sustainable and affordable housing?
Our designs help reduce material waste, improve energy efficiency, and lower long-term maintenance costs—key factors in sustainable and affordable housing development. Using concrete, wood, or hybrid materials, we create efficient structural systems that support both environmental and economic goals. This approach benefits real estate developers, city planners, and community housing projects alike.
3. Can you provide structural designs for condominiums and multi-unit residential buildings?
Yes. We design structural plans for condos, townhouses, and apartment complexes. These projects require attention to zoning, load distribution, and shared infrastructure. Our engineering supports everything from foundation design to structural framing and works in harmony with interior design teams, project management software, and planning tools.
4. How do you help builders and construction companies stay on schedule and pass inspections?
We deliver fast, permit-ready plans that minimize delays and eliminate code violations. Our team keeps up with the latest building regulations, helping custom home builders and contractors move through the permit process quickly. By planning for material use, load specs, and energy code compliance from the start, we help projects avoid rework and meet construction timelines.
5. What role does structural engineering play in interior design and remodeling projects?
Structural engineering ensures that interior design changes—like open layouts, vaulted ceilings, or larger baths—don’t compromise the integrity of your home. We provide load evaluations, framing plans, and concrete or wood structural specs to support aesthetic upgrades safely. Our work allows interior designers and contractors to execute their vision without risking compliance issues or costly structural failures.
6. Do you work with real estate professionals during home sales or property flips?
We do. Structural inspections and engineering plans are often needed during real estate transactions, especially when dealing with older homes, foundation issues, or home construction requiring updates. Our reports help agents, buyers, and investors understand structural risks and create informed plans for renovation or resale.
